An experienced panel and WDC audience provided feedback and advice to Pegy Brimhall of Figurd Development on her latest project, Pine Street. A seasoned entrepreneur, Pegy is stretching her experience with a 48-unit mid-rise development in an emerging neighborhood. Her pro forma considers the specifics of San Antonio where condos are severely under supplied. Looking an comps and regional standards, Pegy walked the group through her progress to date, pointing out some of the challenges with financing and deal structure.
The purpose of the Project Forum is to support a woman developer by connecting her with seasoned professionals as a means to tackle the project’s most difficult challenges. Paige Mueller of Eigen10 Advisors, Sarah Barnat of Barnat Development and Mary Hager of Thackeray Partners donated their extensive expertise in real estate development and investment to advise Pegy. Topics included builder's risk, roles and responsibilities of team members, compensation splits, and documentation. See an animated walk-through of Figurd's Pine Street proposal.
