Investment Roundtable for Accredited Investors: 22 Drydock Life Science Development in Boston

We learned about 22 Drydock, an exciting life science development led by women, and the unique way that investment funds are being raised. The Project Sponsor has committed to raising ~10% of equity from Minority and Women Business Enterprises and accredited minority and women investors. BREIF (Boston Real Estate Inclusion Fund) will invest its portion of the required equity alongside a fund managed by an affiliate of Basis Investment Group (BIG) led by Tammy Jones.
Related Beal, led by Kimberly Sherman Stamler, is the developer of 22 Drydock, which is the third installment of their successful innovation campus located in the heart of Boston’s Seaport District. The 7-story life science development includes 344,000 square feet of life science space that has been leased by Vertex, one of Boston's life science innovators. The $400M+ development also includes ground floor retail and dedicated lab space for the Gloucester Marine Genomics Institute, a non-profit offering career education program for entry-level lab technicians. The Project is situated on a 1.8-acre parcel leased from the Economic Development and Industrial Corporation of Boston for a term of 99 years.

Developer Forum - From Dirt to Dollars: How Strategic Marketing Helps

WDC’s virtual Developer Forum explored how development value is enhanced when strategy informs marketing and brand development. Andrea Mignone of Rose Associates, a multi-generational, prolific developer with significant projects throughout metro New York, and Madelyne Kirch of Sun & Moon Marketing Communications presented the successful marketing tools deployed at Hoyt & Horn, a ground-up, multifamily and retail development in downtown Brooklyn. They demonstrated how a deep understanding of a project's market supported by a clear and focused communications and marketing strategy can help monetize an investment and increase project value.
WDC Spring Meeting in Manhattan

WDC’s Monday April 8 program beain with a tour of the thoughtfully designed Ruby development in Chelsea by MAG Partners, and followed by an inspiring presentation and conversation with its founder MaryAnne Gilmartin at 1250 Broadway facilitated by Wendy Rowden. The program continued at 22 Vanderbilt with a dynamic panel of women developers building vibrant mixed income developments that promote community, sustainability and culture throughout the NY metro – Carolee Fink of MSquared, Nicole Lockett of Genesis Companies, Laura Rog of LMXD, and Robin Zeigler of Mural Real Estate Partners– followed by a closing reception.
WDC Spring Meeting in North Brooklyn

WDC’s Sunday April 7 program spotlighted women-led developments and entrepreneurs in North Brooklyn. The program started at 1 PM at Greenpoint Landing where Marian Klein and Anne Carson Blair of Park Tower Realty and Meg Brod of Rockefeller Group showcased their stunning mixed-use infill development along a half-mile stretch of the East River. Mimi Raygorodetsky presented Langan’s environmental work throughout North Brooklyn while Annya Ramírez-Jiménez of Marvel highlighted Lendlease’s transformation of a full City block at 1 Java Street. Local residents, Melissa Bindra of Vaya Development and Erica Roseman of Concrete Communications, toured us through Greenpoint highlighting dynamic women retailers and transformational developments. We closed with a tour of 25 Kent featuring its developer Toby Moskovits of Heritage Equity Partners and a lively reception in Williamsburg.

Raising and deploying capital for real estate development takes more than time and true grit– it’s the art of matchmaking money to developers and their projects. Developers must market their projects and establish credibility with various capital sources to secure needed funding. Investors and lenders need to find and evaluate many projects before selecting those that best match their underwriting criteria and win the deal.
